Press Release: Emeria and Quares Join Forces

Emeria, the European market leader in property management, and Quares, one of the largest real estate service providers in Belgium, announced today that Emeria will become the new shareholder of Quares Property Services and Quares Immo Services.

This partnership, which includes both real estate advisory and property management activities, strengthens Emeria’s growth strategy in the Benelux region, where the group is already active. By joining forces, they become the second-largest player in the Belgian property management market, allowing Quares to continue its sustainable growth. Together, the companies will manage over 4 million m² of real estate.

Quares was founded 18 years ago by Herman Du Bois and Freddy Hoorens. Today, the company has grown into a respected player in the real estate sector across the Benelux. With approximately 80 employees, Quares currently manages more than 2.8 million square meters of property.

In Emeria, Quares has found the ideal partner to ensure continuity and future development. Integration into Europe’s leading property management group marks a new chapter for Quares. For current owners Freddy Hoorens and Herman Du Bois, this new partnership is a crucial step in consolidating Quares’ strong growth. Growth and further internationalization are essential — both for clients and employees.

For Emeria, this participation will help strengthen and expand its leading position in the Benelux, where it already operates under the brands Trevi and Esset Property Management and manages 1.3 million square meters. Diversifying its client base will enable the multinational to further pursue growth and development, with a focus on innovation, digitalization, and a future-oriented strategy.

More specifically, this transaction involves the acquisition of Quares Property Services and Quares Immo Services. Quares Property Services focuses on the management and maintenance of commercial and corporate real estate, as well as the analysis and support of ESG-related needs. Quares Immo Services provides real estate brokerage and advisory services to individuals and professional developers.

Quares Investment Services, which develops real estate portfolios in various markets, remains in the hands of Herman Du Bois and Freddy Hoorens. This subsidiary has recently expanded with the addition of Romeo Mercken (CEO) and Siham Rahmuni (former CEO of Quares Group) as co-shareholders and directors.

Nicolas Renders, B2B CEO of Emeria Benelux, stated:
"This collaboration with Quares is a tremendous opportunity for the development of Emeria’s B2B business. We are already one of the market leaders and aim to further strengthen our presence and service quality for institutional clients in the Benelux. Quares is a well-established player with a wealth of expertise and dedicated teams. We’re excited to continue Emeria’s European expansion under the brand names Esset Property Management, Trevi, and Quares."

Herman Du Bois and Freddy Hoorens, co-founders of Quares, added:
"After 18 years of developing Quares' operations in Belgium and the Netherlands, we are proud to hand over our company to a group that shares our values and ambitions. With our unique company culture, specialized approach, and client-focused vision, we’ve achieved a lot. Quares is now ready to take the next step in its growth strategy alongside Emeria. Becoming part of a group like Emeria is recognition for the hard work of our teams, to whom we owe this success."

Both founders will retain their positions on the Board of Directors and will continue to focus on business development. Joris Van Elsen and Ine Beeterens from Quares will work closely with Nicolas Renders and the Emeria teams to ensure a smooth integration.
